What Breckenridge does to paint

Breckenridge sits at 9,600 feet in the Blue River valley with the Tenmile Range on its west side, so mornings are bright and cold and the afternoon sun leaves the valley floor early. South and west walls still chalk and fade fastest, and the snow that stacks against north foundations keeps the bottom courses of siding wet into May.

The homes

Downtown is a historic district of 1880s wood-frame buildings with lap siding and painted trim, which means careful scraping, priming and brush work. Up the hill it is log, timber and stained wood siding on newer homes, and a lot of short-term rentals that have to be turned around between guests.

How we work there

The Town of Breckenridge reviews exterior changes in the historic district and most neighborhoods have an HOA color palette, so we check both before the first sample goes on the wall. Exteriors book from June through September; interiors run all year and work around rental calendars.

The mountain is hard on paint.

A coat that lasts twelve years in Denver can go in four up here. The difference is almost never the paint. It is the prep under it.

Ultraviolet
About a third stronger at 9,000 feet than at sea level. It chalks and fades a coat that would last years down the hill.
Freeze and thaw
Most nights from October to May. Water gets behind paint that was put over unprimed wood and lifts it off by spring.
The season
Exterior work needs nights above about 40 degrees, so the window is short. We book it early and prep in the shoulder weeks.

Asked in Breckenridge.

The rest of the questions, about cost, timing and colors, are on the FAQ page.

Do you paint short-term rentals in Breckenridge?

Yes. We schedule around the booking calendar, use low-odor products inside, and leave the unit guest-ready with nothing to clean up.

Can you match my HOA's approved colors?

Yes. Send us the palette or the HOA contact and we bring real samples in those colors to put on the house, in your light.

Do you paint log homes in Breckenridge?

Yes. Log and timber get washed or media blasted, treated where they need it, and finished with a breathable stain rated for the elevation.
